New detached country house, North Yorkshire


MOA was engaged to develop proposals for a new detached dwelling for a private client, set within the grounds of a former country pub, in a village setting in North Yorkshire, with detached garage and sheltered outdoor entertainment space.

The project also included conversion of the former pub’s 1st floor to private apartments and creation of a new community shop and bakery to the ground floor, including pop-up bar. Refurbishment of detached former staff quarters as guest accommodation was also part of the masterplan for the site. 

The client’s brief for the house – entirely newbuild - was for a sympathetically styled but contemporary four-bed house. Accommodation required included a large open-plan living space with views of the gardens and countryside beyond, dining space and kitchen and games room.

Living room extension to a modern house in North Yorkshire


An extension to an existing home to create a family-friendly living/dining/kitchen area. One of the challenges of the project was to relate the contemporary extension with the existing 1980s architecture of contrasting, ornamental brickwork.

Single storey extension and alterations to an existing bungalow, creating a new kitchen/dining space, lounge area and ensuite bedroom.

The extension will also accommodate a more formal and better located front door, complimented by a small terrace looking on to the established south facing garden.

A contemporary new house for a private client


Concept design for a new three-bedroom house on a constrained urban site. The client's brief was for a highly contemporary home which  provided a sense of privacy and shelter given the proximity of neighbouring properties. The concept also allowed for a modular construction approach to reduce programme and assist buildability.

A bespoke housing development for a niche developer


Masterplan and concept design for a contemporary five-unit housing development in a rural setting. The concept was based on creating a series of individual houses, connected through the use of similar forms and materials. Varying each house layout to suit its position and views aimed to maximise sales value as well as make most efficient use of the site.

Town centre residential masterplan, the Northeast


MOA has developed outline proposals for a new housing development to an allocated housing site in the centre of a former mining town in the Northeast. The plans are part of a proposed wider programme of town centre regeneration and public realm improvements.

MOA's concept design for the new housing masterplan incorporates a mix of house-types from supported living bungalows to semi-detached family homes. Through using a 'family' of components for the envelope construction, finished in an interchangeable, curated palette of materials, the individual units could be custom-built for the occupier whilst reflecting the local character.

The housing is arranged to be set away from the boundary of the site, allowing a landscape fringe to the site perimeter, with he housing clusters permeated by green corridors, pedestrian and cycle routes.⁠ Shared environments allow vehicle access into the site without becoming a dominant part of the streetscene.

The site is also arranged to reflect potential further development in later phases of the town’s masterplanning.

A new reading room to an existing rural house


A new single storey extension to an existing courtyard style house in a village centre setting. The traditionally-styled extension replaces an existing out house and will provide a new lounge space and reading room, with connecting views back to the main house. Internally, the roof structure and elements of the external walls are exposed, reflecting the character of the existing house and adding a richness of material and texture.

New conservatory and extended terrace to a private house in West Yorkshire


MOA has obtained planning approval for a bespoke conservatory extension to an existing chalet-style house overlooking countryside in West Yorkshire. the proposals also include an extended terrace, incorporating a garden store and new steps.
